In the first phase of the design process, we gather information and data from the client, including important adjacencies, work flow, square footage requirements, as well as client needs and wants.

Schematic Space Plan

This phase of the design process requires strict attention to detail and a knowledgeable code base for layout, while also incorporating programming information into a strategic plan for your space.

Pricing Plan

Detailed pricing notes are added to the approved space plan, and from there we obtain preliminary pricing from a general contractor based on the client's space, finish and design requirements.

Design Development

The development phase defines the design, including specialty lighting and finishes, custom casework and architectural details; all of which add interest and appeal to each space.

Interior Design

Part of the design development phase includes implementing all specialty items into the actual space, which requires meticulous planning, code research, adherence to city/county regulations, and a creative mind. This phase is fun for the designer and client to play with different "looks", yet requires a knowledgeable designer to achieve the balance of all items.

Construction Documents

Using AutoCAD and all design elements (lighting, finish, architecture, code adherence), we expertly create drawing sets with all the details needed for obtaining a permit for construction of the project. Our project managers, including architects and engineers, go over each drawing precisely to make sure each space is safe to inhabit.

Furniture Procurement and Management

Using the space plan, design concept and budget, together with the client we select the best furniture for the space.

Bid Evaluation and Value Engineering

This service entails comparing final construction bids to assist in the selection of the General Contractor for the project.

Construction Administration

We attend weekly construction meetings, review shop drawings, obtain finish approvals, respond to city comments, and coordinate with the General Contractor.

3-D Rendering

This drawing is sometimes created as a visualization tool used to convey the design of the space from a more realistic perspective, using the space plan and design elements.

IT, Security, Signage, Audio Visual Coordination

We assist our client's with whatever they need, including the selection and coordination of proven vendors.

Artwork Selection and Coordination

We assist in the selection and placement of artwork and/or accessories to add the finishing touches the space.
